Is the Spring Market really any different?

Have you heard of this magical time of year in Real Estate called the Spring Market? What is it, is it really as great as some make it out to be, and why does it happen? Let’s really try to see if it is worth waiting for and trying to sell your house in the Spring Market.

Let’s begin by defining the spring market, when is it exactly. There is no exact date that highlights the beginning of the spring market but if you are thinking of selling during this time, it is suggested the best time to begin preparing is February. Statistically March to July see the highest number of property sales, with May typically being the best month to list your property. If you can imagine a graph, sales begin to increase in February slightly, more noticeably in March, peak in May or June, and decline noticeably in July.

Why do sales and numbers of buyers and sellers increase during these months? It mostly has to do with moving from your old address to your new. If you sell your property in the spring, you can plan your move to take place over the summer months when your children are not in school and/or your workload is typically lighter. Also, it is much nicer to move in the nice summer weather, rather than on a snowy frigid winter day where movers are dragging snow and mud through your new home.

Curb appeal for homes is higher in the spring as well, with flowers and bushes either budding or full of color. The grass is green, birds are chirping, sun is shining. Everything seems brighter in the spring and the homes show much better with the natural light pouring in.

There definitely is something in the air in spring though and home buyers are just in better moods. People are smiling and happy. It really is a great time of year, not just for selling homes but in general.

So is it worth waiting for the Spring Market to sell your house? Is it the best time to sell?

Well, the best time for you to sell your house is when it’s the best time for YOU.  If you need to sell in the winter, then don’t worry there are still buyers looking for their next home. Same with summer and fall. If you can wait to put your property on the market without it causing any undue stress, or if it will not cause any financial strain, then there may be a benefit to waiting but only if it is convenient.

The only time of year I would advise people to NOT list their properties would be over the Christmas and New Year Holidays, but that is another story for another time….
